This project represents appreciation of an ex-industrial object, which is situated in Brno – city district Zábrdovice, by transforming this four storey industrial object into an object for living purposes through construction work and adjustments. This Block of Flats will be situated in the centre of the second largest and most populous city in the Czech Republic. Brno is an important administrative centre, base for agencies with nationwide reach, several universities and colleges and other important institutions. It’s got a strategic position in terms of traffic accessibility to Bratislava, Vienna, Prague and Ostrava. The mortgage market of the South-Moravian region, which Brno is the administrative centre of, is the second largest market in CR. Its particularity is the relatively higher percentage of educated clients with higher incomes. The precondition to the success of this project is also the ongoing demand for smaller-sized apartments. Significant portion of this clientele are employees of companies and institutions that work in Brno, but do not reside there permanently. Another advantage of this residential block is, that the object is perfectly accessible by public transport and is well located in a close proximity to a shopping centre, but not too close, to be directly exposed to the noise emissions.
The project will consist of six floors, five of those will be residential. First floor above ground will be used for commercial purposes as well as storage space and garages. Parking will also be provided in the inside block. In total 69 new apartment units will be developed, from which 54 smaller-sized apartments 1+1 and 15 duplexes, that will be sold through a reputable real estate company.
