This project represents the most ambitious real estate project of Arca Capital. The purpose of this project is to offer complex services in accordance with the abilities of the region and the state, whether in the area of sports activities, accommodation, residences, relax or cultural events throughout the year. Grounds are located in Liptovská Osada, in the beautiful mountain environment on the borders of Veľká Fatra and Lower Tatras. The surroundings are destined for hiking, cyclo-tourism, mushroom-picking, fishing or hunting. Infrastructure of the village if considered to the amount of residents is above standards.
The first phase of the project involves building of 80 recreational (family) homes, five guesthouses and a hotel with capacity of 300 people. All buildings will be built in the spirit of the folklore architecture of a Liptov region village. Owners of houses and parcels will be able to use the services of the maintenance tourism-information agency, which will be responsible for rentals of houses, apartments or guesthouses, for cleaning services, maintenance, permanent emergency service, waste disposal, maintenance of roads, up keeping of greenery and management of payments and fees associated with the operation of the premises. The end of construction works is estimated in 2016.
Another part of the tourism-recreational complex will be a heated football stadium with artificial grass and lighting, indoor winter stadium with year-round operation (curling, squash), indoor children pool and a swimming pool (25m) with year-round operation, an outside swimming pool (50m), fitness and wellness centre, all-purpose sports hall, skiing area with ski school, ski tow with summer sledging track, outside sports areas, rentals and service places of sports equipment. Building of the tourism-recreational complex should be finished by 2018. Cultural needs shall be satisfied in the area of amphitheatre and club with all-day operation (social games, billiard…) Main square with catering establishments, open workshops, boutiques, children playground, lake and a fountain will also be present. Various nature trails from the complex with average difficulty are nearby. The complex should also offer space for golf lovers. For both residents and visitors there will be a tourism-information centre with refreshments and parking.
