Bratislava, 12th February 2008 – the Slovak financial group Arca Capital is planning to build the “MITNICA” logistics centre in Ukraine. The land for the construction of this modern, high-standard logistics centre is located in an area with the busiest road in Ukraine.
The logistics centre will spread over 32 hectares of land located directly on the international Kiev – Odessa (Highway No. E95) route, approximately 30 km from Kiev. The L-shaped plot of land is located next to the above-mentioned road which is statistically the busiest in Ukraine, with a transport volume of more than 28% and two-way access. The land assigned for future construction comprises two parts separated only by a 50-metre joint border line. This lay-out allows the construction process to be divided into two separate stages.
The first stage will take place on the southern part of the land where the construction of two logistics halls is considered, with surface areas of 20,000 sq.m. and 40,000 sq.m. The area should include the construction of an administrative building which will be part of the logistics centre’s operations.
The second stage will be carried out on the northern part of the land where a construction of three logistics halls is considered, with surface areas of 18,000 sq.m. , 20,000 sq.m. and 26,000 sq.m respectively.
The construction of the logistics centre will be carried out using the latest technologies and the centre itself will be of a high standard. The logistics area will include all services necessary for smooth operations, including the security of the area and CCTV surveillance. The investment considered for the first stage should amount to approx. EUR 60 million and the total investment in the MITNICA logistics centre amounts to approx. EUR 105 million. The construction of the logistics centre should be finished in 2010.

Arca Capital has been operating in Ukraine for over 3 years through its subsidiaries. After several thorough analyses, it decided to broaden the scope of its business by embracing the area of development and real estate. Its priority interests include larger areas in particular, whose functional utilization may be changed within the framework of current territorial plans, and their value subsequently increased. The MITNICA project is the second logistics project planned by Arca Capital in Ukraine. This activity was preceded by the purchase of estates in the Brovary locality. Upon completion of their arrangement and processing of the required technical documentation, the construction of both logistics centres will commence and the total built-up area will represent over 200 000 m² when finished.
Apart from logistics centres, Arca Capital is also carrying out residential projects in Ukraine. The Sedem prameňov (Seven Springs) Project focuses on constructing villas in an interesting environment just 25 km away from Kiev. The plot is located on the banks of River Stugna, in close proximity to the town of Vasiľkov with 39,000 inhabitants. The project will be carried out in two stages. The first stage will include preparing the land and building the infrastructure and access roads. Upon completion of the second stage, 140 villas should be spread over an area of 24 hectares, with each plot of land extending over 1 400 sq.m. The villas are designated for middle- and upper-class residents. The anticipated completion date of the first stage is December 2008, the second stage is scheduled to be finished in 2011. The total investment represents around EUR 32 million. Within a short time, Arca Capital is planning to direct its investments into the area of luxury development.
